Welcome to Normandy Park

Overview

Normandy Park is a walled, gated enclave in the River Oaks area of East Memphis (38120), with a 24-hour manned guard gate. It offers custom, low-maintenance luxury: substantial homes on lots smaller than a traditional estate, in a secure, park-like setting.

History and Architecture

Bryan/Turley Properties and the Jack Erb Co. began developing Normandy Park in 2002 on a 35-acre site off Shady Grove Road. Plans called for about 60 home sites ranging from roughly 13,000 to 40,000 square feet of land. A brick wall surrounds the neighborhood, which has only two access points. The developers worked to keep the site's trees and topography and built the road at the lowest point of the property.

Homes are custom-built, many in French and traditional styles of old brick and stone, with high-end kitchens, outdoor living areas, and pools. Streets include Chapelle Circle and Dovecote Lane.

Lifestyle

Normandy Park suits a lock-and-leave lifestyle. Owners get the security of a gate and the ease of a smaller yard, with East Memphis dining, shopping, and medical centers minutes away.

Schools Nearby

Nearby private schools include Memphis University School, Hutchison School, Christian Brothers High School, and Lausanne Collegiate School. Public school assignment comes from Memphis-Shelby County Schools and depends on the address.

What to Know Before You Buy

The developers designed Normandy Park around smaller, easier-to-maintain lots, so outdoor space varies widely from one home site to the next. Pay attention to the yard, pool, and outdoor living areas as well as the interior. Review the association's gate procedures, budget, and architectural guidelines. For homes built in the 2000s, ask about the age of roofs, HVAC systems, and pool equipment. Our team can help you plan updates that respect the neighborhood's standards.

Normandy Park and River Oaks

Normandy Park sits within the broader River Oaks area, alongside The Cloisters and the Gardens of River Oaks. Buyers often compare these enclaves for gate style, lot size, and architecture.

Who It Suits

Normandy Park suits buyers looking for a guard-gated community, newer custom construction, and luxury living with less yard to maintain.
