Central Gardens is one of Midtown Memphis' most admired historic neighborhoods. Its tree-lined streets and broad boulevards hold a large collection of early-twentieth-century homes. The district covers about 83 blocks and roughly 511 acres. It sits generally between Union Avenue to the north and the railroad corridor near York Avenue to the south, from Cleveland Street east to Rembert Street.
Central Gardens grew mostly between 1900 and 1930. Some of the city's best-known architects worked here, and planners favored boulevards, greenways, and shared spaces. The neighborhood joined the National Register of Historic Places as the Central Gardens Historic District on September 9, 1982. The district counts roughly 1,540 structures, most of them single-family homes, plus churches and schools.
Architecture is the main draw. Expect American Four Squares, Craftsman bungalows, Queen Anne, and Colonial Revival homes, among other styles. The largest homes and deepest lots line Belvedere Boulevard and Central Avenue. Original details still survive: concrete gate posts at the ends of Belvedere Boulevard, carriage blocks, and blue tile street markers set into the sidewalks. Central Gardens is also a locally recognized historic district. Exterior changes may require review, and our team can help you plan for that.
Central Gardens has porch-front living in the middle of the city. You can walk tree-shaded streets to coffee and dinner, or reach Overton Square, Cooper-Young, and Overton Park in minutes. The Central Gardens Association is active in preservation and community events.
Grace-St. Luke's Episcopal School is on Belvedere Boulevard in the neighborhood. Central High School and Peabody Elementary are close by, and Rhodes College is a short drive away. Public school zoning comes from Memphis-Shelby County Schools and should be confirmed by address.
Central Gardens suits buyers looking for authentic historic architecture, mature trees, larger boulevard lots, and a walkable Midtown location.
